Industrial Warehousing Areas In Durban

Durban's industrial real estate sector is the perfect location to invest in. With a wealth of options to suit all types of business, each of the 4 industrial areas has something different to offer. The July 2021 looting and 2022 floods created a shortage of space in some areas resulting in a vacancy rate of just under 4% which fares better than the national average.

Durban North

Springfield - Briardene - Riverhorse Valley - Red Hill - Glen Anil - Mount Edgecombe - Cornubia - Phoenix

The North is a growing area with a great deal of interest. While it can be priced at a higher point than other areas, it is attractive due to its central location; the North is easily accessed by the N2 freeway and North Coast Road. Cornubia and Riverhorse Valley form some of the most expensive industrial real estate in South Africa. JT Ross have recently developed Northfields Business and Logistics Park, located in the Riverhorse Precinct, which provides exceptional opportunity for exposure onto the N2. Investec Property is redeveloping an old Corobrik site into one of the largest business and logistics parks in KwaZulu-Natal which is set to accommodate approximately R6 billion worth of lettable space.

The North is a rapidly expanding corridor of the greater eThekwini metro and would be perfect for courier industries due to its central location.

Durban South

Jacobs - Mobeni - Isipingo - Prospecton - Clairwood

The South continues to contribute greatly to the South African economy due to its proximity to the Durban Harbour. Durban South can be accessed via the main roads N2, M4 and M7 - which open it up to the rest of South Africa. Warehouses in the South tend to be older, but developers have recently begun to rejuvenate the area with A-grade buildings. Although traffic congestion is currently a major issue in the South, solutions are being found and the development of the dry port in Cato Ridge will work to move the distribution of westward-bound cargo away from the congested areas. Warehousing stock is scarce in Durban South, but it is an area which would greatly suit any major industry that imports or exports.

Pinetown region

New Germany - Pinetown - Westmead - Mahogany Ridge

West of Durban is an area which yields great returns from an investment point of view. There tends to be more availability in the West meaning rental prices are lower and purchasing can be done at a reduced rate compared to other areas. Roads connecting Pinetown and the surrounding areas are the N3, M19, M13 and M7 which provide multiple distribution options to offset any closures or traffic delays. Ample electrical power and stock availability mean that Pinetown and the surrounding areas are ideal for anyone in the manufacturing business.

Outer West Durban

Hammarsdale - Cato Ridge - Camperdown

The Outer West is an area to watch as vacant land which was previously agriculturally zoned next to the N3 is now being converted to industrial land. Conveniently located between Durban and Pietermaritzburg, this area has plenty of availability making it easy for end users to acquire their ideal piece of land. The Outer West is directly on the N3 opening itself up to the largest freight corridor in South Africa. Road infrastructure in the area is undergoing massive improvement with new interchanges and roads being widened as the area prepares for the dry port in Cato Ridge. Popular with big industry, the Outer West is great for companies who require considerable land space as there is ample available at a lower cost.

The Durban industrial property market has proven to be resilient, despite the challenges brought on in previous years, with warehousing and logistics continuing to stay strong. Durban's proximity to the busiest port in South Africa, and its ease of distribution due to access to the N3, make it a perfect area to invest in.
